LEVARE at Santana Row

LEVARE Luxury Apartments at Santana Row in San Jose:

Design and Construction of 108 Luxury Apartment Units in two (2) 4- story wood framed buildings on a concrete podium over a one level below grade parking structure on a 1.53 acre site.

The total project square footage consists of 54,323 SF of Basement Parking Garage and 145,878 SF of Residential Apartments and Common Areas. There are 158 Parking Stalls in the Basement Parking Garage.

Of the two (2) buildings, Building “A” consists of (98) Apartment Flats including one, two and three bedroom units (800 SF to 1,700 SF) and Building “B” consists of (10) 4- story Apartment Units with sun decks averaging 2,100 SF.

The two (2) apartment buildings surround a secure plaza with landscaped planters, private patios, water feature, fireplace, barbeques and seating areas.

DESIGN-BUILD:

Barry Swenson Builder (BSB) was under contract with Federal Realty Investment Trust (FRIT) as the Design-Builder for Parcel 6B whereas the entire Design Team; from Civil, Architect, Structural to Acoustical Consultant, was under the direction of BSB. BSB’s Design-Build Team worked closely with FRIT, from the Project’s beginning through completion, in performing multiple design alterations and in providing the means and methods of construction.

Santana Row’s Parcel 6B, also known as LEVARE, was a very design detailed and complex construction Project. Every side of every building has a different look with many different styles and architectural features. The exterior wall finishes include Stone Slate from Italy, Mosaic Tile, Metal Siding, Composite Metal Panels, Cement Plaster and Extruded Aluminum Trim. The Main Lobby is lined with Steel Wall Panels; weighing up to 1500 pounds per panel. An array of floor to ceiling glass panels lead you into the community mailbox area. Just a few steps from the Lobby will be a Lounge, Meeting Room, Business Center and Fitness Room. The interior Plaza is beautifully landscaped and includes a seating area surrounded by a waterfall feature and fireplace. There are barbeques and tables to eat outdoors under the canopies of the olive trees. The apartment units are very detailed with top of the line Bosch and GE Appliances, Mecho Shade window coverings, vinyl plank flooring in the kitchen, tile flooring in the baths, Roman tubs and state of the art intel systems. A one of a kind Project.

COMPLEX CONSTRUCTION:

The greatest challenge of the Project was working within a very active community of Santana Row whereby traffic control and pedestrian safety was a daily obstical in managing the successful completion of the Project without one accident or injury.

SUSTAINABLE BUILDINGS:

The Project shares the Central Plant at Santana Row for the HVAC System. The site is close to mass transit and construction practices were used obtain LEED Certification.
