The Atrium
- The Atrium at San Jose is an existing senior living facility that consists of 294 independent living units within 278,099 gross sq. ft. on a 7.9 acre parcel.
- Barry Swenson Builder’s contracted scope of work consisted of extensive tenant improvements; which involved both structural and architectural modifications, and the construction of an additional 5,162 sq. ft.; One new building and the expansion of an existing building.
- The changes to the existing facility included the reduction in the amount of residential living units from 294 units to 293 total units:
- Remodeling 213 independent living units
- Converting 80 residential units into 54 assisted living units and 26 memory care units.
- The Work also includes alterations to an existing dining room to create a new cocktail bar and lounge area.
- There was site work associated with the facility’s improvements; which includes re-grading of the interior courtyard for building foundations at the two new building expansions, the addition of two outdoor patios and the construction of new hardscapes and landscape.

- Challenges:
- Both phases of construction occurred during the occupancy of the senior care facility
- Limited hours of operation due to senior care facility being in full operation during construction
- Extra safety measure to insure the safety of elderly residence
- Limited staging area and short supply of parking for construction for construction trades
- Discovering unknown conditions when opening up floors and walls
- Correcting existing conditions that were found not to meet current building code
- Both phases of construction occurred during the occupancy of the senior care facility
- Special notes:
- What made the project a success for both the Owner and BSB were:
- The cooperation of Atrium’s Staff throughout both phases of the project; especially from the Executive Administrator and Director of Facilities,
- The TEAM effort and short response time between the Owner, Architect and BSB in resolving issues with existing conditions and scope changes,
- BSB’s relationship with the City of San Jose Building Department,
- The majority of the trades were very conscientious and watchful of the elderly residence while working within their living environment
