  • Challenges:
    • Both phases of construction occurred during the occupancy of the senior care facility
      • Limited hours of operation due to senior care facility being in full operation during construction
      • Extra safety measure to insure the safety of elderly residence
      • Limited staging area and short supply of parking for construction for construction trades
    • Discovering unknown conditions when opening up floors and walls
    • Correcting existing conditions that were found not to meet current building code
  • Special notes:
    • What made the project a success for both the Owner and BSB were:
      • The cooperation of Atrium’s Staff throughout both phases of the project; especially from the Executive Administrator and Director of Facilities,
      • The TEAM effort and short response time between the Owner, Architect and BSB in resolving issues with existing conditions and scope changes,
      • BSB’s relationship with the City of San Jose Building Department,
      • The majority of the trades were very conscientious and watchful of the elderly residence while working within their living environment
